Decision on 450-Home Development in Bamford Expected This Week

A planning committee will meet on August 5 to decide on a proposal for the first phase of a major 450-home development in Bamford. If approved, the scheme would see 45 homes built on land off Greenvale, marking the beginning of a larger project by developers Wain Homes.

The proposed homes would include a mix of two, three, four and five-bedroom properties, with access provided via a new T-junction on Greenvale. To facilitate the development, Chadwick Farm Barn would need to be demolished. Six of the 45 homes would be designated for affordable or social rent, priced at up to 80 per cent of market value.

Concerns have been raised by local residents, with over 300 objections submitted to the council. Issues highlighted include potential traffic congestion, safety of the planned T-junction, insufficient affordable housing, and the development's impact on former green belt land. Planning papers state that the proposed development would deliver a range of high-quality homes for the local community in a sustainable location.

Despite these concerns, planning officers have recommended the scheme for approval. The local sports pitches are expected to be retained and improved as part of the wider development plan, which is part of the Places for Everyone initiative aimed at building thousands of new homes and jobs across nine Greater Manchester districts over the next two decades.
