Fate of 450-home development in Bamford to be decided on August 5

A planning committee will meet on August 5 to decide on a proposal for the first phase of a major 450-home development in Bamford. If approved, 45 homes could be built on land off Greenvale, marking the initial stage of the wider scheme by developers Wain Homes.

The proposed homes would include a mix of two, three, four, and five-bedroom properties, with access provided via a new T-junction on Greenvale. To facilitate the development, Chadwick Farm Barn would need to be demolished. Six of the 45 homes are planned to be available for affordable or social rent, priced at up to 80 per cent of market value.

The development has sparked controversy, with more than 300 objections submitted to the council. Concerns include increased traffic congestion, the safety of the proposed T-junction, the adequacy of affordable housing, and the use of former green belt land for development. Planning papers indicate that the proposed development would deliver a range of high-quality homes in a sustainable location.

Despite local objections, planning officers have recommended the scheme for approval. The planning committee's decision will be crucial for the future of this development, which forms part of the Places for Everyone plan for Greater Manchester, aimed at building thousands of new homes and jobs across the region over the next two decades.
